The first habit to drop when renting in South Africa is China’s “one month deposit, three months up front” (押一付三). Residential leases in South Africa are usually paid monthly, the deposit is whatever the lease specifies, and by law the landlord must keep it in an interest-bearing account and return it with interest within set deadlines after you move out. Agents must be registered with a regulator and hold a valid certificate, and tenants go through credit checks and income verification, so the process is far more formal than at home.
On prices, data from the rental platform PayProp put the national average rent in Q2 2026 at R9,715 a month, about RMB 3,891; the Western Cape (home to Cape Town) is the most expensive province at about R12,561. For newcomers from China, the real risk is often not the price but fake listings, fake agents and security. This guide follows the order of the process: prices, areas, finding a place, documents, signing and moving out.
Rental prices in South Africa by province
PayProp’s Q1 2026 index, published on 30 July 2026, put the national average rent at R9,582, about R450 more than a year earlier, an annual increase of 4.7%. The Northern Cape grew fastest at 12.9%, and the Western Cape rose 7.4%. At the European Central Bank reference rates of 27 October 2026, R1 is about RMB 0.40.
| Province | Average rent, Q1 2026 (ZAR/month) | Approx. RMB |
|---|---|---|
| Western Cape | R12,125 | approx. ¥4,856 |
| Northern Cape | R10,821 | approx. ¥4,334 |
| Gauteng | R9,600 | approx. ¥3,845 |
| KwaZulu-Natal | R9,583 | approx. ¥3,838 |
| Limpopo | R9,483 | approx. ¥3,798 |
| Mpumalanga | R8,494 | approx. ¥3,402 |
| North West | R7,620 | approx. ¥3,052 |
| Eastern Cape | R7,586 | approx. ¥3,038 |

| National average | R9,582 | approx. ¥3,837 |
These are averages across all leases on the platform, not split by property type or suburb. Popular security estates in Johannesburg and Cape Town usually cost more than the provincial average, so check live prices on listing sites. PayProp’s Q2 2026 index, published in September 2026, put the national average rent at R9,715 (approx. RMB 3,891), up 5.2% year on year, and the Western Cape average at R12,561 (approx. RMB 5,030), up 9.7% (as reported by Property Professional and EWN; full Q2 figures for all nine provinces were not available, so the chart and table above still use Q1 data). Where Chinese residents rent, and security
Cyrildene in eastern Johannesburg is today’s best-known Chinatown. Gauteng Tourism says it took shape in the late 1990s, with Derrick Avenue lined by Chinese restaurants, supermarkets and tea shops. Nearby suburbs such as Bruma and Bedfordview are often mentioned in the community, but we found no official figures on where Chinese residents live, so treat this as anecdotal and visit before deciding. Pretoria and Cape Town also have Chinese residents, again without reliable suburb-level data.
When choosing an area, security often matters more than commuting time. Many people prefer a security estate or a secured apartment block with access control, walls and guards; at viewings check electric fencing, alarm systems and whether parking is inside the property. For home contents and liability cover, see insurance in South Africa.
Rental websites and agents: verify the certificate
The main listing platforms are Property24 and Private Property, and agencies also list on their own websites. Property practitioners are regulated by the PPRA (Property Practitioners Regulatory Authority). Under the Property Practitioners Act 22 of 2019, anyone who sells, lets or manages property on someone else’s behalf for payment is a property practitioner and must hold a valid Fidelity Fund Certificate (FFC); without one they are not entitled to any commission.
Before you sign or pay, check both the agent and the firm on the PPRA Practitioner Search by name or reference number; the PPRA also gives a verification line, 087 285 3222. The PPRA advises that money should go into a trust account in the firm’s name, not a personal account, and to be wary of anyone asking for cash.
Documents and credit checks
- IDPassport plus valid visa or permit
- Proof of incomeRecent payslips, three months of bank statements or an employment contract
- Application formPersonal, employment and financial details
- Credit checkUsually run by the agent through a bureau such as TPN
- Sign and pay the depositPay only after a written lease is signed
A common affordability rule is that your income should be at least three times the rent. New arrivals usually have no local credit record and may lack local proof of address, so talk to the agent early about alternatives such as an employer letter, your employment contract or a larger deposit; whether that is accepted is up to the landlord. For jobs, see working in South Africa; for sending the deposit and rent from China, see forex and transfers.
Deposit rules compared with China
| Item | Common practice in China | South African law |
|---|---|---|
| Payment | One month deposit plus three months, or similar; quarterly payment common | Usually monthly, as set in the lease |
| Holding the deposit | Kept by the landlord | Must be in an interest-bearing account at no less than a savings rate; interest goes to the tenant |
| Move-in inspection | Often informal | Joint inspection required before move-in |
| Refund deadline | No uniform rule | 7 days if no deductions; 14 or 21 days if there are deductions |
The deposit provisions of the Rental Housing Act (Act 50 of 1999) require a joint inspection within three days before the lease ends. If nothing is owed, the landlord must refund the deposit and interest in full within seven days of the lease ending; if there are justified deductions, the balance is due within 14 days of the property being handed back, with receipts available. If the landlord fails to arrange the inspection, the property is deemed to be in good order and the full deposit must be returned. If the tenant does not attend, the landlord may inspect alone within seven days and refund the balance, less reasonable repair costs, within 21 days.
At the move-in inspection, photograph and film every room, record problems with walls, floors and appliances on the inspection list, and have both parties sign it. It is your best evidence for getting the deposit back.
Leases, early cancellation and disputes
Under the Consumer Protection Act, a tenant on a fixed-term lease of more than one month can cancel with at least 20 business days’ written notice. The landlord may charge a cancellation penalty, but it must be “reasonable”, cannot be a fixed amount set in advance, and is calculated only after notice is given.
Disputes over unreturned deposits, unlawful eviction, cut-off services or one-sided rent hikes can go to the Rental Housing Tribunal in your province. The South African Government’s description of the Western Cape tribunal says the service is free for both landlords and tenants. If you later plan to buy, see buying property in South Africa.
Common rental scams
In February 2026 the PPRA said it had received 1,750 complaints against property practitioners in the previous financial year and that bogus, unregistered agents were on the rise.
- Cheap fake listings: rent well below the local market, with pressure to pay a deposit before viewing.
- Impersonated or hijacked listings: a real listing with the scammer’s contact details, or emails posing as a genuine agency.
- WhatsApp only: refuses to meet, uses a personal email address, details keep changing.
- Multiple tenants, one home: viewings with stolen keys or a short-term rental, collecting deposits from several people.
The safe approach: view in person, verify the agent’s certificate, and pay only after signing a written lease, into the firm’s trust account. To compare rules nearby, see renting in Kenya and renting in Mauritius; for the full overview, see the South Africa guide.
FAQ
How much is a rental deposit in South Africa?
The law sets no cap; the amount is whatever the lease specifies. What matters is that it must be held in an interest-bearing account and returned with interest.
Can I rent without a South African credit record?
You can try, but prepare proof of income and bank statements and discuss alternatives with the agent; the landlord decides.
Can I end a lease early?
On a fixed-term lease you can cancel with at least 20 business days’ written notice; the landlord may charge a reasonable penalty.
What if my deposit is not returned?
Send a written demand, keep your inspection records, and lodge a free complaint with your provincial Rental Housing Tribunal.
